One caution particular to this city. When a house carries three or four systems, a quote covering all of them is not one project, it is three or four priced together, and I itemize it that way so you can see which unit is urgent and which has five good years left. Replacing them one at a time is normal here.
The Failure Patterns in Large Custom Homes
Housing insight in one line: the big stuff out here was mostly sized on tonnage-per-square-foot arithmetic, one return per floor, and trunk runs asked to reach a bedroom ninety feet from the air handler. That produces a short list of problems I see over and over.
Rooms over the garage. Three exterior walls, a hot attic above, an uninsulated garage below, and a supply run at the very end of the line. No thermostat setting fixes that. A dedicated return, a resized branch, or a mini-split usually does.
Zone boards and dampers nobody has looked at in a decade. A stuck damper or a failed zone panel makes a house behave irrationally — one wing freezing, another stuck at 80, the blower ramping for no obvious reason. Reading the fault codes costs a service call. Guessing at parts costs far more.
West glass and two-story entries. Tall foyers stack warm air upstairs and a wall of afternoon sun keeps loading the room long after sundown. Balance work beats extra tonnage here, and an oversized replacement leaves you cool and clammy because it never runs long enough to pull moisture out.
Mismatched system ages. It is common to find a 2007 unit sharing a house with a 2019 unit. They will not perform alike, and I say plainly which one is on borrowed time instead of bundling both into one scary number.
Long duct runs through 130-degree attic space. Air leaving the coil at 55 degrees does not reach a far register at 55 degrees if the flex sags, kinks or leaks at the boot.

Two Seasons That Expose Sizing Mistakes
Summer here is a long endurance test. Weeks of triple-digit afternoons mean a system runs most of the daylight hours, and in a house with 4,000-plus square feet under one roofline every duct defect gets multiplied. So I measure before recommending equipment: adding tonnage to a leaking distribution system buys a bigger bill and the same warm bedroom.
Winter gets less attention and causes more damage. In February 2021 the metroplex bottomed out at minus 2 degrees and spent 139 hours in a row below freezing (National Weather Service Fort Worth). Heat pumps leaned on auxiliary strip heat for days, and the strips that failed were the ones nobody had ever put a meter on. In a multi-system house that means several sets of strips, several igniters and several condensate lines. October is the month to check them.

Southlake HVAC Questions
How long is the drive from your base to my house? Most 76092 addresses run 15 to 25 minutes for me, straight up TX-26 or Davis Boulevard. On an emergency I will give you a real arrival window when we talk instead of a four-hour block.
Three companies quoted me a full replacement. Can you just tell me if I need one? That is a diagnostic visit in the $89–$125 range and one of my most common calls out here. I take static pressure and charge readings on the actual equipment and report what I find — including when the other company was right and you should take their quote.
Can one system be replaced without touching the others? Yes, and it is often the smart play. What I care about is that the new unit is sized for the zones it actually serves and that its staging and thermostat work sensibly alongside the older equipment still in service.
My house never balanced from the day we moved in. Is that a ductwork problem? Usually it is some mix of return capacity, branch sizing and damper position, sitting there since the builder walked away. Balance work costs a fraction of replacement, so it gets diagnosed first.
Do you work on communicating and variable-speed equipment? Yes, including zone panels, multi-stage condensers and communicating thermostats. Those systems tell you what is wrong if somebody bothers to pull the codes.
Will you add cooling to a casita, pool house or converted attic space? Yes. Extending the main trunk into an addition typically steals air from the rooms it already serves, so a properly sized mini-split is normally the cleaner answer. I spell out the electrical requirements up front.
