Older systems come with an honest complication: parts availability. On some 20-plus-year-old units, the part costs more than it should and takes days to get. When that’s the case I’ll tell you, and I’ll show you the math on repair versus replacement instead of steering you.

Older Gas Heat Deserves a Real Inspection

Haltom City has more original-era gas furnaces still in service than any other city I work. Here’s what I actually check, and why it matters more here than in newer neighborhoods:

• Heat exchanger condition. A cracked exchanger on an old furnace is a carbon monoxide risk, not just an efficiency problem. If I find one, I’ll shut the unit down and tell you exactly what I saw.
• Flue and venting. Closet and wall furnaces vent through decades-old flue pipe. Rust, disconnected sections and bird nests are all things I’ve pulled out of Haltom City flues.
• Gas pressure and burner condition. Rust-scaled burners burn dirty and short-cycle.
• Return air. Many of these homes have one undersized central return. It starves the blower, overheats the exchanger in winter and freezes the coil in summer. Adding a properly sized return is often the single best dollar you can spend on an old system.

If your furnace is over 20 years old and hasn’t been inspected in five, get it looked at in October. Not on the first freezing night, when everybody in the city is calling at once.

February 2021 is the benchmark. DFW hit minus 2 degrees on February 16 and stayed at or below freezing for 139 consecutive hours (NWS Fort Worth). Haltom City HVAC Questions

How old is too old for a furnace? There’s no hard number, but past 20 years I start looking at it differently: heat exchanger condition, part availability, and how much you’ve already spent. A 22-year-old furnace with a clean exchanger and cheap available parts can keep going. One with a crack is done, immediately, for safety reasons.

My house is from the 1950s and has one big return grille. Is that a problem? Often, yes. A single undersized return is the most common airflow problem in this city. It shows up as a noisy system, weak airflow at the far registers, a coil that ices in summer and a furnace that cycles on its high-limit switch in winter. Adding or resizing a return costs a fraction of new equipment and fixes more than people expect.

Do you work on rental properties and duplexes? Yes. I do inspections and repairs for landlords across 76117 and 76137, including pre-lease HVAC checks and written documentation of what I found.

Can you service my restaurant’s cooler and its rooftop AC on the same visit? Yes. Light commercial HVAC and refrigeration are both in-house, so it’s one call and one bill.

Do you charge for a second opinion on someone else’s replacement quote? A diagnostic visit falls in the $89–$125 range. If you’ve already been told you need a new system, I’ll look at the actual system and tell you what I find, including if the other company was right.
