August in Keller looks like this: 103 degrees at 5 p.m., a two-story house off Bear Creek Parkway, a 5-ton system running nonstop, and an upstairs that won’t drop below 79. The homeowner thinks the AC is dying. Nine times out of ten the AC is fine and the house is beating it.
That’s the job in Keller. Big square footage, tall ceilings, west-facing glass, and a lot of homes where the equipment was sized off a builder’s rule of thumb instead of an actual load calculation.

What It Costs — Before You Call
I put the numbers up front because almost nobody in this market will. These are estimate ranges based on what this work actually goes for. Your price depends on your specific equipment, its age, refrigerant type, tonnage and attic access.

On a Keller house with two systems, understand that a “whole home” replacement quote is really two jobs. Some homeowners replace the failing system now and the second one in two or three years. That’s a legitimate plan and I’ll price it that way if you want.
Keller Homes Are Not Watauga Homes
Keller incorporated in 1955, but most of the housing stock came much later, and the city has grown to about 46,000 people (Wikipedia). What that means practically:
Hidden Lakes, Marshall Ridge and the newer master-planned sections. Larger homes, two or three zones, variable-speed equipment, sometimes a third system for a bonus room over the garage. These systems are more capable and more complicated. When a zone board or a communicating thermostat fails, the whole house acts strange. Diagnosis matters more than parts here.
Old Town Keller. The city started as a Texas & Pacific Railway stop in 1881 and the original 40-acre town site laid out streets like Main, Elm, Price and Pecan. Homes in and around Old Town are a genuine mix — some updated to the studs, some still on original ductwork in a crawl space. I don’t assume anything until I look.
Everything along Keller Parkway (FM 1709), Davis Boulevard (FM 1938) and US 377. Retail, offices, dental suites and small restaurants. Rooftop package units, small splits and refrigeration.
Bonus rooms, casitas and garage conversions. Very common here, and extending the main trunk line into them almost never works. It steals air from the rest of the house. A single-zone mini-split solves it cleanly for a fraction of what a third full system costs.

Heat Load Is the Whole Story in This City
North Texas summers punish oversized glass and unshaded roofs. A 3,500-square-foot Keller home with a two-story entry, a west wall of windows and a dark roof can have a cooling load 20 to 30 percent higher than an identically sized 1980s ranch in an older neighborhood with mature trees. That’s why “my neighbor has a 4-ton and it’s fine” isn’t a sizing method.
There’s a second consequence people don’t expect: an oversized system is worse, not better. It short-cycles, never runs long enough to pull humidity out of the air, and leaves you at 72 degrees and clammy. When I quote a replacement I size it for your house, not for the box that came out.
And then winter reminds everybody it exists. In February 2021 DFW dropped to minus 2 degrees and sat at or below freezing for 139 hours straight (National Weather Service Fort Worth). Heat pumps in the newer Keller subdivisions leaned on electric strip heat for days, and the strips that hadn’t been checked in years were the ones that failed. If you’ve got a heat pump and you’ve never had the auxiliary heat tested, that’s a fall tune-up item worth doing.

Keller HVAC Questions
How long does it take you to get to Keller? From my base in North Richland Hills, most Keller addresses are 15 to 20 minutes up Davis Boulevard or Rufe Snow. On an emergency call I’ll give you an honest arrival window on the phone.
My upstairs is 8 degrees warmer than downstairs. Is that fixable without a new system? Usually yes. In Keller two-stories the common causes are insufficient return air upstairs, supply runs that are too long or too small, an unbalanced zone system, or a damper that’s stuck. I diagnose the airflow before anybody talks about equipment. Replacing a working system does not fix a duct problem.
Do you do zoned and variable-speed systems, or just basic splits? Both. Zone boards, communicating thermostats and multi-stage equipment are common in Hidden Lakes and Marshall Ridge, and they need someone who will read the fault codes instead of swapping parts until it works.
Can you put AC in a bonus room, casita or garage conversion? Yes, and a mini-split is almost always the right answer instead of extending the main system. I’ll size it for the actual room and tell you what the electrical needs to look like before you commit.
