I’m Anthony Marquez. I own Air 4 North Texas, I do the work myself, and I’m based in North Richland Hills — a few minutes from Rufe Snow and Starnes. Watauga isn’t a service area I added to a map to pick up search traffic. It’s the next neighborhood over.

Most of Watauga went up in the same fifteen-year stretch, which means the houses off Whitley, Starnes and Hightower were built by the same handful of builders with the same size air handler in the same tight attic. A capacitor on a 2016 system in a Whitley Road ranch house is a different job than a compressor on a 22-year-old unit with a refrigerant leak. I’ll price the job in front of you before I start it. No “we’ll see what it comes to.”

What I See in Watauga Houses

Three problems come up over and over here.

Undersized and leaking ductwork. Homes from the late ’70s and ’80s were ducted for the equipment of that era. Add a modern high-static-pressure air handler and the return side can’t keep up. You get a cold living room, a hot back bedroom, and a system that runs constantly in August without ever satisfying the thermostat. That’s not always a bad compressor. Often it’s a duct problem, and I’d rather tell you that than sell you a condenser.

Attic heat. A Watauga attic in July runs well over 130 degrees. Every foot of uninsulated flex duct up there is losing capacity before the air ever reaches your registers. I include an attic insulation inspection when I’m already up there, because it’s the cheapest fix most people never hear about.

Deferred maintenance on 12- to 18-year-old systems. A lot of Watauga systems are on their second compressor or their third capacitor. There’s a point where repair money stops making sense, and I’ll tell you plainly when you’ve hit it. I’ll also tell you when you haven’t, which happens more often.

Summer Heat, Then a Hard Freeze

North Texas gives you both extremes and not much in between. Watauga sees weeks of 100-plus afternoons where your system runs 14 hours a day. Then it does what it did in February 2021, when DFW bottomed out at minus 2 degrees on February 16 and stayed at or below freezing for 139 straight hours (NWS Fort Worth).

That week broke a lot of equipment in this city. Heat pumps ran in emergency heat until strips burned out. Gas furnaces that hadn’t been inspected in years failed on the coldest night of the decade. Condensate lines froze and backed up into ceilings.

The lesson I took from it: get the heat checked in October, not January. A fall tune-up on a furnace is a cheap hour. Sitting in a 40-degree house waiting on a part is not.
